LOCATION: Haskell County, Southeast Oklahoma, less than 4hrs from DFW, 3hrs from OKC, 2hrs from Tulsa, 1hr from Ft. Smith. Approximately 2 miles east of Quinton.

SITE: 60 acres m/l of a moderately sloping terrain covered in mostly mature timber. Peak runs east-west across property, with a slope to the south.

COVER: Presently a dominant mixture of mature hardwood and scattered glades.

ACCESS: Legal access to the property, although present road does not extend entirely to the property. East side is on a section line, and road ends approximately 400 from the NE corner, so legal access should also be obtained at that point. An easement from the south will be utilized initially.

WILDLIFE: In an area that is noted for exceptional whitetail deer and Eastern Wild Turkey in addition to the small game. James Collins Wildlife Management Area and the Robbers Cave WMA are both within easy driving distance. On initial visit to the property, saw a very exceptional wide racked whitetail buck.

UTILITIES: None on property but approximately 400 to electric and rural water.

While present use is recreational, the location certainly lends to a beautiful homesite. Sitting just on the south side of SH 31, minutes from Quinton, you couldn't ask for a much better place to enjoy the scenery to the south, yet isolated from urbanization, and oh, don't forget the buck!
